The primary goal of this Planned Unit Development (P.U.D.) is to create a sense of community and place within the framework of a "Southwestern" and/or traditional architectural design theme. The development will emphasize opportunities for interactions among neighbors through the use of patios, entry courtyards, tree-lined streets, pedestrian walkways and small landscaped courtyards. This Planned Unit Development encourages innovation and creativity in residential design by offering two types of residential homes: Patio Homes and Custom Single Family Detached Homes. At the developer's option, Paired Homes may use lot lines as platted within the Patio Homes lots. The Patio Home areas offer a "maintenance free lifestyle" component, whereby all landscaping from curb to foundation is installed as part of the initial sales package and maintained by a Homeowners Association. The final architectural drawings may vary, but shall comply with the minimum architectural standards set forth in the "Design and Architectural Standards" section of this submittal.
Top Acres P.U.D. is a ±9.18-acre Master Planned Residential community located on the north side of West Eisenhower Blvd., adjacent to Vanguard-Famleco Third Subdivision and the Replat of Sennett's Brick Second Subdivision in the City of Loveland. The area is bounded on the North and West by Vanguard-Famleco Sixth Subdivision (partially developed), on the East by the Replat of Sinnett's Brick Second Subdivision, and on the South by West Eisenhower Blvd. and Vanguard-Famleco Third Subdivision.
Top Acres P.U.D. features two types of housing opportunities. The plan includes Patio Homes and Custom Single Family Detached Home Lots. The entire Patio Homes area will be fully landscaped by the home builder from curb to foundation and maintained by the Homeowners Association. Landscape materials shall be chosen and carefully placed with the goal of retaining the outstanding views to the West of the Front Range and Longs Peak. The development incorporates a 5' pedestrian walk which allows for circulation through the development. All lots shall front onto tree-lined streets or private driveways.
