The building is an 80 unit (79 one bedroom and 1 two-bedroom manager’s unit) affordable senior apartment complex with common area facilities such as a common assembly room, library, laundry, and crafts. Each apartment has its own kitchen. The footprint of the building has been designed to be as compact as possible, and oriented on the site as to minimize the mass of the building from adjacent streets and single family residences and to preserve view corridors from the east. The elevation of the building is placed low on the site from Wilson Avenue. Setbacks from Wilson Avenue and Lucerne Avenue have been increased to minimize the bulk of the building from the roadways. The building and parking are also sited to maximize solar exposure to promote snow melt on hard surfaces and provide outdoor activities and amenities. The building also relates more in scale to its northern neighbor, the three story multi-family housing development while providing a greater distance between the single family one story development to the south.
